Confirm your Certificate of Eligibility

Ask the lender to help confirm your Certificate of Eligibility, often called a COE. It verifies eligibility for the VA home loan program and helps identify available entitlement.

Have your DD214 or service record ready

Your DD214 is a separation document that may help verify service. If you need a copy, request your military service records through the National Archives or the appropriate service-records channel.

Ask about the VA funding fee

A VA loan may allow no down payment for qualified borrowers, but a VA funding fee may apply. Ask whether you are exempt, what the fee is for your loan, and whether it will be financed or paid at closing.

Review your full cash-to-close

No down payment does not automatically mean no closing costs. Ask for an estimate that shows your expected lender costs, title costs, prepaid items, insurance and any seller credits or assistance that may be available.

Understand the payment, not just approval

Review principal, interest, taxes, insurance, HOA dues when applicable and the expected maintenance budget so your home payment supports your real life after closing.
