I am Brittny McKay, a Short Sales and Foreclosure Resource® (SFR®) certified real estate broker. I have successfully completed multiple short sales and continued working with lenders in situations where a homeowner had been told the bank would not negotiate.

I have also represented banks as real estate clients. That experience gives me insight into distressed-property transactions from both the homeowner and institutional sides—including lender expectations, documentation and the steps needed to keep a transaction moving.

Understanding short sales

What is a short sale?

A short sale is a real estate sale in which the mortgage lender agrees to accept less than the full amount owed on the property from the sale proceeds. The lender must review and approve the transaction, and its decision depends on the homeowner's circumstances, the property, the offer and the lender's requirements.

My role is to market the property, help secure a qualified buyer, prepare and coordinate the real estate portion of the short-sale package, communicate with the lender and other parties, and guide the transaction through the approval process.
