Thank you for showing our listing. Please use these guidelines to submit a complete, clearly organized offer package without completing a separate submission form.

Before submitting

Review the MLS documents first.

Property-specific instructions in the MLS, agent remarks and attachments control when they differ from these general guidelines. Please verify the listing status and any stated offer deadline before submitting an offer.

What to include

Complete and signed offer

Ensure the entire offer to purchase is completed with no unexplained blanks and signed where required. All material terms must appear in the signed offer or an applicable signed addendum—not only in the email.

Current financing documentation

Financed offers must include a current, signed mortgage approval or preapproval letter supporting at least the full offered purchase price. Cash offers must include current proof of funds covering at least the full offered purchase price. Account numbers may be redacted.

Loan officer contact information

The mortgage approval or preapproval letter must clearly include the loan officer's:

  • Email address
  • Business phone number
  • Cellphone number

Required MLS documents

Include all applicable documents supplied with the listing:

  • Property Disclosure
  • Lead-Based Paint Disclosure, when applicable
  • Waiver of Warranty and Redhibition Rights
  • Fortuitous Event Addendum
  • Any other listing-specific document provided in the MLS

Separate PDFs

Name every attachment clearly.

Please submit the contract, financing documentation, disclosures and each addendum or amendment as separate PDFs. Do not combine the entire package into one PDF. Use the document's actual title when naming each file.

Insurance reminder

Begin shopping before submitting.

Buyers are strongly encouraged to begin shopping for homeowners and flood insurance, when applicable, before submitting an offer. Louisiana insurance availability and cost may materially affect the buyer's payment and financing.

Inspection reminder

Plan for an early inspection.

Please contact the buyer's preferred inspection company before submitting to determine its earliest availability. If possible, tentatively reserve a date near the beginning of the requested inspection and due-diligence period. If the offer does not become a contract, the appointment may be canceled.

Louisiana contract deadlines are calculated using calendar days, including weekends. We find it helpful to inspect early and, when possible, negotiate inspection matters on weekdays so clients can contact contractors, obtain estimates or bids, and evaluate requested remedies before the deadline.

Weekend and holiday policy

Please set the offer expiration accordingly.

Offers received after 5:00 p.m. on Friday, during the weekend or on a recognized holiday will be acknowledged on the next business day. A seller response should not be expected before the next business day.

Complete offer packages help us present your client's offer promptly and accurately. If anything is missing, review may be delayed while we request the outstanding information. Submission does not guarantee acceptance, counteroffer or a particular response time. Offers are handled in accordance with the seller's instructions and applicable Louisiana requirements.
